Park Rules & Policies

At The Bluffs RV Park, we want nothing more than to provide our guests with an exceptional place to stay and create lasting memories. To ensure everyone's experience is enjoyable, we have put together a set of rules and policies that help maintain a safe, clean, and welcoming environment.

These guidelines exist not to stifle your fun, but to foster a harmonious community where all guests can relax and unwind. By adhering to these rules, we can preserve the tranquility of our park, protect the amenities and natural surroundings, and guarantee that each visitor enjoys a truly fantastic stay.

    1. We promise to treat you with respect. Please do the same to us.

    2. Please be responsive to park managers, as needed.

    3. Quiet hours are 10 PM - 7 AM. Just be a good neighbor and use common courtesy and everything will be fine.

    4. Pick up after your pet, every single time. We have a zero-tolerance policy on this.

    5. Generally, check in is at 12:00 PM, and check out is at 11:00 AM. But call us and we’ll work with you, if needed.

    6. We have zero tolerance for riff raff. Zero tolerance for drug use. Zero tolerance for behavior that gets the cops involved. We want to keep a great community at The Bluffs and we do not want any of this here.

    7. We can kick you out anytime, and we will if you are causing problems, but we will definitely not as long as you treat us and your neighbors with respect, pay on time, and generally are a respectful and courteous person.

    8. Just be cool and we will be cool too! That’s the East Texas way and it’s how we roll.

    1. All payments are collected through our online reservation system, Campspot. This system is very easy to use and guests find it very convenient. No cash payments will be accepted.

    2. We collect a $100 deposit upon check-in for reservations longer than 30 days. This will be returned to you in full if you check out with your full balance paid and if you leave your space clean and ready for the next guest.

    3. We will charge the card on file any unpaid balance after you leave. By staying at our park, you agree to allow us to do this.

    4. For longer-term guests (more than one month), we will set you up on Auto Pay. By staying at our park, you agree to allow us to do this. This makes it easy for you to stay current on your balance due, and it makes it easier on our managers not to have to pester you for payment. You will receive a reminder email before payment is due, and then we will automatically charge your card on file.

    5. For longer-term guests (more than one-month), we collect the first month of payment up front upon booking. Subsequent monthly payments are due on the first of the month. You will be able to see all your charges and payments easily in Campspot, so you will have full visibility into your account.

    6. For longer-term guests (more than one month), we reserve the right to charge a late fee of $5 per day beginning on the 5th of each month. This charge would be added to your account balance in Campspot.

    7. By staying at our park, you agree that park owner is not a landlord and you are not a tenant. As such, you have no rights of any kind as a tenant under Texas law. Park owner is an innkeeper and you are on the premises under a general license which can be revoked at any time without giving any specific reason and without prior notice.
